- Congrats to the Port Edwards home owner. On the market for 2.5 years…
- The number of homes sold is way down from a couple months ago. But remember my last market report coincided with the last month of the First-time home buyers tax credit causing an increase in the number of homes sold.
- Homes for sale in our area have been for sale an average of almost 7 months. Which means…
- I feel agents need to re-prioritize pricing a home at a number that can be backed up by data.

Trends I’m Seeing
- Number of homes for sale in our area is down more than 70 from the summer.
- I don’t have to look to know that no homes in the Town of Rome sold during November. (That’s why the average sold price for Nekoosa is under $100,000 compared to previous months)
- The number of days a home is on the market is directly related to its chances of selling. Compare the number of days for active homes against homes that have sold… What do the numbers tell you? (Look for a post in the near future about this topic)
- Port Edwards continues to be a hard sell. If you live in Port Edwards and are thinking about selling, I have an aggressive 191 point marketing system that will help counteract the struggles other homeowners are experiencing.

As I’m sitting in the office brainstorming ideas for this blog post it becomes apparent that I haven’t talked about our market yet. That leads me into jotting ideas down on the best way to approach a discussion about the homes currently for sale in Wisconsin Rapids.
In the end I’ve decided to break the city up into east and west. If it’s good enough for the school district, it’s good enough for me.
Following is the breakdown for both sides of the river:
East Side:
Total Number of Homes for Sale: 230
Average List Price: $131,890
Most Expensive Home: $1,140,000
Average Number of Days on the Market: 184
Highest Number of Days on the Market: 1058
View all East Side Homes for Sale
West Side:
Total Number of Homes for Sale: 60
Average List Price: $89,343
Most Expensive Home: $475,000
Average Number of Days on the Market: 193
Highest Number of Days on the Market: 653
View all West Side Homes for Sale
Does any of the data jump out at you?
I have a couple observations. First, even though there’s a huge discrepancy between the numbers of homes for sale on the east and west side of town, if you go strictly by population the numbers are indeed similar.
Next, the average list price is substantially higher on the east side of town. Yes there is a million dollar listing, but the data goes deeper than that. The reason for the higher list price is that new homes are being built on the east side at a far faster pace. That does make sense as people continue to move into the Grand Rapids area along with the new subdivisions that are being built in the south eastern part of the city.
Plus many homes on the western side of town were built 30+ years ago when homes and lots were much smaller. New homes being built tend to be 2400+ square feet on lots that average 3 or 4 times the size of lots located in the heart of the city.
The last piece of data that stands out is that homes on the east side of town sell quicker than their counterparts across the river. And this is even with factoring in a home that has been listed for 1058 days.
After all of this, what have we learned? My takeaway is this: If you live on the east side of town and are thinking about selling you are in the better position than someone located on the west side of town.
With everything we’ve heard and been through, real estate in Wisconsin Rapids is really starting to hop. Especially for homes under $130,000.
What I’m noticing is if your home’s list price is over $130,000 your home needs to be move in ready… If not, my suggestion is to modernize before putting it on the market. The ‘did you notice that I missed the May market report?’ All of a sudden it was the middle of June and I realized I hadn’t given you what you were craving… Statistics…
Alright, maybe you’re not all Math teachers like my mom and aunt, but many of you have said that the information is useful. And I’m good with that.
Just as you’d expect June was the best month of the year. The average list price in Wisconsin Rapids has pushed itself over the $120,000 mark. Maybe I”m cynical but I’m interested in seeing if it’s because Wisconsin Rapids Realtors are agreeing to higher listing prices because summer brings out more buyers. Supply and demand. Of course if these new buyers don’t buy the number of homes for sale will grow, which means home sellers will start to rapidly lower asking prices and they chase the market down into the fall.
Port Edwards continues to have an extremely sluggish real estate market. Port Edwards has averaged around 23 homes for sale every month and pretty predictably one home will sell per month. If you’re in a hurry to sell you’ll need to be creative plus have a home that shows very well because the average days a home is on the market before selling continues to be extremely high. You can look at it this way: If you take all 23 homes on the market in Port Edwards right now, on average they were originally listed in December of 2008. Eight months ago…
