			<content:encoded><![CDATA[<p>2010 has been hectic and at points, turbulent, here in the Wisconsin Rapids area. I thought now would be a good time to take the pulse of the Wisconsin Rapids real estate market as we head into September and leave the &#8216;busy&#8217; season behind.</p>
<p>Below you&#8217;ll find a month-by-month recap for the Wisconsin Rapids area.  For your viewing pleasure I&#8217;ve broken it down into two separate graphs.</p>
<p>The first shows the number of homes sold during each month (so far) of 2010.</p>

<p>The tax credits offered to both first time homebuyers and homeowners definitely brought more people to the closing table. You can see that reflected in an increase of home sales from March through June, <a href="http://wisconsinrapidsrealestateschool.com/2010/02/05/wisconsin-rapids-home-sales-for-2009/">compared to Wisconsin Rapids home sales in 2009</a>. </p>
<p>Below you can see the average sale price for each month.</p>

<p>There&#8217;s not much information we can gather from the average sale price on a month to month basis. But we do see a spike when it reached over $120,000, but otherwise on average it hung around the $105,000 area. (FYI&#8211;still a very good number)</p>
<p><strong>What&#8217;s your take on the results?</strong></p>
<p>Does a ramped up May-July of 2010 make up for a slow August (and possibly September)?</p>
<p>Or does last years August-October offset the slower spring/summer real estate season in 2009?</p>
<p>I don&#8217;t know if anyone has the &#8216;right&#8217; answers. I do think the tax credits have caused more questions than answers. I would think the &#8216;right&#8217; answers can only be answered on an individual basis.</p>
<p>Everyone will benefit as we pull ourselves away from the tax credits because ultimately we want a successful Wisconsin Rapids real estate market to be held up by people (like you) who are buying and selling a home because YOU want to and not because the government is throwing money at you. (Although, if you receive(d) some cash&#8230;take it and run&#8230;or fly&#8230;or improve&#8230;or tithe&#8230;or save)</p>
<p>And if answers can only happen at an individual level&#8211;Are we able to call our overall market <em>improved</em> <strong>IF</strong> we&#8217;re calling our market improved based solely on the people who benefited from the tax credits?</p>
<p>I believe we have a simple chicken and a cart conundrum&#8230;or was it a horse and an egg? <img src='http://wisconsinrapidsrealestateschool.com/wp-includes/images/smilies/icon_wink.gif' alt=';-)' class='wp-smiley' /> </p>

			<content:encoded><![CDATA[<p>First, the definition of the term &#8216;absorption rate&#8217; is:</p>
<blockquote><p>How long it will take all properties currently on the market to sell.</p></blockquote>
<p>For example the Wisconsin Rapids area has 397 properties currently for sale. Over the past year 481 homes have sold, which averages out to 40 sales per month. Dividing monthly sales by number of homes for sale gives you 9.9 months to absorb all the homes currently on the market. Make sense?</p>
<p>The absorption rate is a significant indicator of the health of a real estate market. The goal is to be around 6 months. A number less than 6 indicates that it&#8217;s a sellers market. Why? Because homes are moving at such a rapid pace sellers have the ability to be picky when choosing to accept an offer.</p>
<p>Obviously over 6 months means that we&#8217;re in a buyers market. With homes moving slower buyers are better able to draw a line in the sand in regards to a final purchase price.</p>
<p>Following are the absorption rates for all of our surrounding areas:</p>
<ul>
<li>Wisconsin Rapids: 9.9 months</li>
<li>Stevens Point: 9.2 months</li>
<li>Marshfield: 11.5 months</li>
<li>Wausau: 13.2 months</li>
</ul>
<p>Individual communities within these areas can have significantly differing absorption rates. For example a few reasons can be the local school district (or individual school), the proximity to large employer, or even how close a community/subdivision is to various amenities.</p>

<p><strong>Seventy-three homes were added to our MLS last month. </strong>Including 43 homes in Wisconsin Rapids. The town of Rome is gearing up for its annual summer sell-a-thon as the Nekoosa area added a whopping 27 homes to the MLS this past month. Consider 10 homes were added in February from the Nekoosa area.  </p>

<p><strong>Trends I’m Seeing</strong></p>

<li>The days on the market are crazy high. Sellers all over the area are going to bed frustrated&#8230;</li>
<li>Port Edwards now has 2 months in a row with 0 sales. The 3 new listings helped keep the averaged days on the market from spiking into the 230 range.</li>

<p><strong>Trends I’m Seeing</strong></p>
<ul>
<li>No, the number of homes for sale in Wisconsin Rapids and Nekoosa did not fall dramatically from <a href="http://wisconsinrapidsrealestateschool.com/2010/01/30/wisconsin-rapids-real-estate-market-report-for-january-2010/">January</a>. Our MLS changed the way it&#8217;s reporting city data. I&#8217;ll get it back to normal, it will just take me a day or two&#8230;</li>
<li>Action picked up tremendously in February. 54 new homes hit the market. Gotta love the tax credits! Are you next? Call me.</li>
<li>Even with 40 new homes, Wisconsin Rapids still has the average days on the market for active homes at 229. But if your home sells, it averaged only 121 days on the market. What does that tell you?</li>
<li>Nekoosa continues to have a low sale price to list price percentage of 92%. Remember that&#8217;s the comparison of what the home owner accepted as the sale price to what it was listed for. And that doesn&#8217;t take into consideration any price drops, so it may actually be significantly lower.</li>
</ul>

			<content:encoded><![CDATA[<p>A couple weeks ago I presented to you the <a href="http://wisconsinrapidsrealestateschool.com/2010/01/18/absorption-rates-for-wisconsin-rapids/">absorption rates</a> for homes listed in Wisconsin Rapids. I&#8217;d like to go one step further and discuss with you the number of homes that sold during each month in 2009.</p>
<p>The following chart includes all single-family homes and condos sold in the tri-city area.</p>

<p>Realtors talk about the &#8216;buying season&#8217; and the &#8216;slow season&#8217; in pretty much the same way you&#8217;d use &#8216;dry season&#8217; and &#8216;wet season&#8217; if you were talking about the African plains.</p>
<p>Each bringing their own set of problems and solutions. Summer *can* be the better time for sellers. More buyers means more opportunities to sell. Of course it also means more competition&#8230; Accurate pricing, a well-written listing description, and high-quality photographs generally do an excellent job <a href="http://wisconsinrapidsrealestateschool.com/sellers/">tipping the scales in your favor</a> though.</p>
<p>Winter means fewer buyers. And more time between meaningful showings and offers. But buyers that are out there are definitely serious. We&#8217;re now finishing the &#8216;slow season&#8217; and heading quickly to the &#8216;buying season.&#8217; Note: the average home that sells is on the <a title="Area market reports" href="http://wisconsinrapidsrealestateschool.com/category/market-reports/">market for 200+ days</a>. That puts the <em>average</em> home that goes on the market today getting a sold sign in August, right in the middle of the &#8216;buying season.&#8217;</p>
<p>At least that&#8217;s what the chart and data are telling us.</p>
<p>As you can see January and February were the 2 slowest months. Which is expected. But we&#8217;re off to the races once the calendar gets flipped to March. Remember a home that sells in June received it&#8217;s accepted offer in May.</p>
<p>Yes October had the most sales, but what it&#8217;s really saying is that September had the most accepted offers.</p>
<p>Now the tax credits are quickly coming to an end. You have less than 3 months to get your home ready for sale, on the market, advertised, shown, receive an offer, negotiate and finally accept the offer. That&#8217;s a lot that has to happen. I&#8217;ve had numerous sellers contact me in the past month, 3 new listings plus one more in a couple weeks. There&#8217;s still time, but now is <a href="http://wisconsinrapidsrealestateschool.com/contact/">the time to be proactive</a>.</p>

<p><strong>Trends I’m Seeing</strong></p>

<li>Congrats to the Port Edwards home owner. On the market for 2.5 years&#8230; </li>
<li>The number of homes sold is way down from a couple months ago. But remember my last market report coincided with the last month of the First-time home buyers tax credit causing an increase in the number of homes sold.</li>
<li>Homes for sale in our area have been for sale an average of almost 7 months. Which means&#8230; </li>
<li>I feel agents need to re-prioritize pricing a home  at a number that can be backed up by data.</li>

<p><strong>Trends I&#8217;m Seeing</strong></p>
<ul>
<li>Number of homes for sale in our area is down more than 70 from the summer.</li>
<li>I don&#8217;t have to look to know that no homes in the Town of Rome sold during November. (That&#8217;s why the average sold price for Nekoosa is under $100,000 compared to previous months)</li>
<li>The number of days a home is on the market is directly related to its chances of selling. Compare the number of days for active homes against homes that have sold&#8230; What do the numbers tell you? (Look for a post in the near future about this topic)</li>
<li>Port Edwards continues to be a hard sell. If you live in Port Edwards and are thinking about selling, I have an aggressive 191 point marketing system that will help counteract the struggles other homeowners are experiencing.</li>

That leads me into jotting ideas down on the best way to approach a discussion about the homes currently for sale in Wisconsin Rapids.</p>
<p>In the end I’ve decided to break the city up into east and west. If it’s good enough for the school district, it’s good enough for me.</p>
<p>Following is the breakdown for both sides of the river:</p>
<p><strong>East Side:</strong></p>
<p>Total Number of Homes for Sale: 230<br />
Average List Price: $131,890<br />
Most Expensive Home: $1,140,000<br />
Average Number of Days on the Market: 184<br />
Highest Number of Days on the Market: 1058</p>

<p><strong>West Side:</strong></p>
<p>Total Number of Homes for Sale: 60<br />
Average List Price: $89,343<br />
Most Expensive Home: $475,000<br />
Average Number of Days on the Market: 193<br />
Highest Number of Days on the Market: 653</p>

<p><strong>Does any of the data jump out at you?</strong></p>
<p>I have a couple observations. First, even though there’s a huge discrepancy between the numbers of homes for sale on the east and west side of town, if you go strictly by population the numbers are indeed similar.</p>
<p>Next, the average list price is substantially higher on the east side of town. Yes there is a million dollar listing, but the data goes deeper than that. The reason for the higher list price is that new homes are being built on the east side at a far faster pace. That does make sense as people continue to move into the Grand Rapids area along with the new subdivisions that are being built in the south eastern part of the city.</p>
<p>Plus many homes on the western side of town were built 30+ years ago when homes and lots were much smaller. New homes being built tend to be 2400+ square feet on lots that average 3 or 4 times the size of lots located in the heart of the city.</p>
<p>The last piece of data that stands out is that <strong>homes on the east side of town sell quicker</strong> than their counterparts across the river. And this is even with factoring in a home that has been listed for 1058 days.</p>
<p>After all of this, what have we learned? My takeaway is this: If you live on the east side of town and are thinking about selling you are in the better position than someone located on the west side of town.</p>
<p>With everything we&#8217;ve heard and been through, real estate in Wisconsin Rapids is really starting to hop. Especially for homes under $130,000.</p>
<p>What I&#8217;m noticing is if your home&#8217;s list price is over $130,000 your home needs to be move in ready&#8230; If not, my suggestion is to modernize before putting it on the market. <p>Alright, maybe you&#8217;re not all Math teachers like my mom and aunt, but many of you have said that the information is useful. And I&#8217;m good with that.</p>
<p>Just as you&#8217;d expect June was the best month of the year. The average list price in Wisconsin Rapids has pushed itself over the $120,000 mark. Maybe I&#8221;m cynical but I&#8217;m interested in seeing if it&#8217;s because Wisconsin Rapids Realtors are agreeing to higher listing prices because summer brings out more buyers. Supply and demand. Of course if these new buyers don&#8217;t buy the number of homes for sale will grow, which means home sellers will start to rapidly lower asking prices and they chase the market down into the fall. </p>
<p>Port Edwards continues to have an extremely sluggish real estate market. Port Edwards has averaged around 23 homes for sale every month and pretty predictably one home will sell per month. If you&#8217;re in a hurry to sell you&#8217;ll need to be creative plus have a home that shows very well because the average days a home is on the market before selling continues to be extremely high. You can look at it this way: If you take all 23 homes on the market in Port Edwards right now, on average they were originally listed in December of 2008. Eight months ago&#8230;</p>
