It’s time for you to sell your home.
You find the perfect Realtor. Thank you for choosing me.
Next, you fill out the pages and pages of paperwork. Spend the next few days cleaning and cleaning and cleaning and…..
But then it hits you, people who you’ve never met will be entering your home on a regular basis.
You understand that the risks are a lot lower when buyers are accompanied by an agent. Why? Because the last thing an agent wants is for something to go wrong when they are showing your home. Reputation, keeping real estate license… Stuff like that.
Ok, that feels good…
But can someone enter your home with the lockbox without a Realtor in tow? The short answer is no. For a longer, more interesting answer read what the Phoenix Real Estate Guy has to say about the issue. (Note: First Weber uses Supra Lock boxes)
Codes bad. You can’t keep track who used what code.
Keys bad. Easy to duplicate.
Supra good. Every time an agent logs in the Supra lock box records which agent just entered your home. And agents are not allowed to share key pads. Meaning each agent is fully responsible for their key pad.
I encourage you to insist that a Supra lock box will be used.
The ‘did you notice that I missed the May market report?’ All of a sudden it was the middle of June and I realized I hadn’t given you what you were craving… Statistics…
Alright, maybe you’re not all Math teachers like my mom and aunt, but many of you have said that the information is useful. And I’m good with that.
Just as you’d expect June was the best month of the year. The average list price in Wisconsin Rapids has pushed itself over the $120,000 mark. Maybe I”m cynical but I’m interested in seeing if it’s because Wisconsin Rapids Realtors are agreeing to higher listing prices because summer brings out more buyers. Supply and demand. Of course if these new buyers don’t buy the number of homes for sale will grow, which means home sellers will start to rapidly lower asking prices and they chase the market down into the fall.
Port Edwards continues to have an extremely sluggish real estate market. Port Edwards has averaged around 23 homes for sale every month and pretty predictably one home will sell per month. If you’re in a hurry to sell you’ll need to be creative plus have a home that shows very well because the average days a home is on the market before selling continues to be extremely high. You can look at it this way: If you take all 23 homes on the market in Port Edwards right now, on average they were originally listed in December of 2008. Eight months ago…

Sixty homes were added to our MLS this month. Including 46 homes in Wisconsin Rapids. That only means good things for prospective buyers. On a personal note, back in the day, when I was barely an adult, I believe I bowled a year or two with Pete of Pete’s Market. Excellent guy. Very down to earth plus they do an excellent job butchering. My brother and I have purchased an eighth of a cow from them many times in the past.

The All Children Together (ACT) Playground committee is looking for your help. They are a group of school district staff, parents and interested community members working to build an all-inclusive playground near Grove School.
Although the playground will be near Grove School, they hope that all children in the area will come and enjoy. It will be designed so that both able-bodied children and children with physical handicaps can play.
Are you interested? You can contribute in the following ways:
- Wrist bands ($2) are for sale at the Rocky Rococo’s tent at Lunch by the River and other community events.
- T-shirts are available for $10 with the ACT playground logo. T-shirts are available in either Red or White.
- Join the meetings. They meet at 5:30 the first Tuesday of every month in the Grove School library. Everyone is welcome to attend.

July, the half way point of 2009. And 2009 has been like no other year we’ve had in quite some time.
As a newish First Weber Realtor in Wisconsin Rapids its been an interesting ride. One major issue has been finding business as the housing economy has suffered greatly. But as a Realtor I need people to buy and sell homes so I can make a living. So as housing has suffered so have I.
And one obvious tactic used by real estate agents far and wide to boost business is to put a positive spin on the housing crisis. No doubt you’ve heard this before: “There’s never been a better time to buy a home.” But that was always confusing to me. ‘Never a better time?’ Really?
I never felt comfortable approaching it this way. Instead I chose to focus on educating Wisconsin Rapids home buyers and sellers with the goal of helping them (you) make an informed decision about if or when they should enter the real estate market.
Anyway, back to the title of this post. Predictions. Everyone makes them. On TV or in magazines it makes for good ratings. The sky is falling. The world will end. You get the point. It makes us tune in or to impulsively buy the newest magazine edition as we wait in line at Copps…
