13 Staging Secrets for Your Wisconsin Rapids Home

Staging. The next big thing in real estate. You’ve probably seen the TV show all about staging or this other one which more subtly works staging into the equation.

But it’s definitely not hocus-pocus.

You see pictures of a home or walk through a home and it just looks “Nice.” Your mood is happy. You can see yourself living there.

Lets back up a second. You know how you feel when a home doesn’t cut it… All you see are problems. Things to fix. Colors to change. Things to replace. Nothing works…

But if you feel good walking through a home. If the furnishings are top notch. If the colors work. If the rooms flow. If they make sense. And once this happens you stop looking for problems and start seeing all the good things the home has to offer.

And guess what? You’ve just experienced a properly staged home. Do you need to hire a professional stager to have your home looking its best? Absolutely not.

I wholeheartedly subscribe to staging your home when you sell. The easier you make it for buyers to want to live in your home the better your odds of receiving offers. Plus those offers are closer to your asking price. And that’s what you want, right?

There are many things to think about when it comes time to purchase a new home. From location, to price, to number of bedrooms to lot size… The list goes on and on.

Today I’d like you to think about the age of home you’re looking for.

Are you looking for a newer home with an open floor plan?

An older home with character and rich woodwork?

Do you want a master bath?

Formal dining room?

Often times the things you want in a home will dictate the age of home you end up purchasing. Although the age of a home shouldn’t be a deal breaker, it can definitely raise concerns.

And it’s not just the older homes you should worry about. The new home in the newest development… Was the builder rushing to finish? At what point can it become to much construction grade?

If you find the perfect home, but it’s 100 years old… Would that scare you? Even a little?

Anything you can do to improve the experience a buyer goes through when viewing your home is definitelyworth considering. It’s understandable that you don’t want to spend an exorbitant amount of time fixing up your home when you won’t be the one enjoying it. But, the benefits can outweigh the time and money involved if you choose the correct projects.

In the video Sweat Equity host Amy Matthews walks Matt Lauer through 3 home improvement projects that many DIY’ers are capable of completing.

The 3 projects are:

  1. refinish laminate countertops
  2. replacing hollow core doors
  3. installing bathroom and kitchen back splashes

Will replacing all your hollow core doors with solid wood doors make it into your listing description? Probably not. But by replacing the doors you improve the “feeling” a buyer has about your home. Your goal is to increase the number of times a buyer feels like you’ve added “a nice touch” to the home.

And after a buyer sees that you’ve added many “nice touches” to your home you end up getting what you’ve been waiting for…a sold sign in your yard.
