The Flying Spaghetti Monster Or Something Like That

As I sat down today and read through my favorite real estate blogs I came across this gem of a statement by Kris Berg who writes for AgentGenius.com:

Marketing is like a big bowl of noodles. It is a combination of low-percentage plays, and when you throw it all against the wall for any given listing, you never know which piece will stick. Purchasing a home is largely emotional, and even our most tenacious value-seeking clients are moved by those things that speak to them on an emotional level. Good marketing will help to mentally put them in that place.

What this means to you Mr. and Mrs. Seller…

  • Yes, the MLS can showcase your home to the most number of buyers. Over 80% of Wisconsin Rapids home buyers will start their search online, and the MLS is the starting point for the majority of these buyers.
  • Yes, having an open house can help find a buyer for your home. Although, statistically it has a better chance of helping your agent find a buyer who will buy someone else’s home…
  • Yes, a direct mail peace to your neighbors can be effective. Why wouldn’t they want someone they know and like moving closer to them?
  • Yes, another agent may find your home while searching for the perfect home for a buyer they’re representing.

These are the most popular ways Wisconsin Rapids real estate agents will market your home.

What’s missing? What do you wish was written that is not? How about this:

  • Yes, the MLS WILL sell your home, or
  • Yes, the open house WILL sell your home, or
  • Yes, the mailer your neighbor 5 houses down receives will sell your home, or
  • Yes, another agent in my office will sell your home

As a real estate marketer (not real estate agent) it’s my responsibility to throw as many “noodles” against the wall as I can for your listing. Doing what I do may seem unimportant, confusing, or even irrelevant to actually selling your home, but I ask of you — Can you tell me with unquestioned certainty where your buyer will come from? Or how long you’ll have to wait for that buyer to find your home?

How many spaghetti noodles do you want your agent to throw at the wall? A couple or the entire bag? Leveraging and using the internet is how the most successful agents are selling homes in today’s market all across the nation. Why? The easy answer is: buyers have down time at work, so they do a little house shopping… buyers have time after the kids go to bed, so they do a little house shopping… and eventually they make contact with an agent… I leverage the internet so a potential buyer will find your home and love your home and need to see your home… and then needs to buy your home…

I would love to discuss with you why leveraging the internet is in your best interest when selling your home. I’m always available to answer questions and to discuss how we can make your home the next home that sells. Wisconsin Rapids Real Estate: Is it the right time to buy a home?

You always wonder if now is the right time to buy your next Wisconsin Rapids home. Whether this will be your fifth purchase or your first… And now with these crazy economic times you really start to wonder.

What can you trust to be your guide as you make this decision? Finding the confidence to purchase a home is probably the most difficult task you’ll face. Yes, getting a mortgage is more difficult. But still very possible…

So what signs should you look for to decide if now is the right time to buy?

Carmen Wong Ulrich host of the CNBC show “On the Money” and author of Generation Debt: Take Control of Your Money–A How-to Guide has said that what matters most is that “you’re financially secure enough to buy.” What exactly does that look like? She states you need the three C’s:

  • good credit
  • capacity to pay your mortgage
  • collateral (ideally a 20% down payment).

If you have those, even now, is an excellent time to buy.
